Beer Community Land Trust has recently finished the Old Social Club development of 4 affordable houses and 2 affordable flats.
Three units are now rented to local families at affordable rents. We are now offering 2 houses and 1 flat for sale on an affordable, shared equity basis. While the houses have to be offered on a national basis due to Homes England grant, we welcome and encourage local families or people currently working and living in the surrounding area.
Due to the government grant support there are condition of purchase, the main one being that your current family income is less than £80,000pa. The purchase also has to be affordable for you and you will have to have a commercial mortgage offer.
What does this mean?
Shared equity means you buy between 50% and 75% of the house through a normal commercial mortgage and rent the remaining portion at a discounted rent equal to 2.75% of the remaining value.
The houses have 2 bedrooms over 3 floors. The flat also has 2 bedrooms. All units have air source heat pumps for all heating and hot water, underfloor heating (design EPC “C”). Kitchens and bathrooms are fully fitted, tiled with vinyl flooring. Each house has an allocated parking place with bike/utility/refuse/store. All 6 houses and flats share a small south facing communal area.
The houses and flats have all been built to a high standard, each is approximately 85sqm/house 80sqm/flat, floor area. They are located on Berry Hill, most have a sea view and are within 75m of the local shop and bus stop.
